John Colt Landreth - Managing and Founding Member

Colt has forty plus (40+) years of experience in the medical, commercial, industrial, and retail real estate sectors focusing on development, investment, finance, valuation, leasing, and sales.  In 2005, Colt pioneered Real Estate Due Diligence (REDD) consulting for PE clients’ acquisitions of target and add-on companies. 

 

In 2014, Colt took it one (1) step further by offering Portfolio Lease Management Organization and Optimization to our PE clients’ multi-site healthcare investment.   

 

The PPA MOB Fund was the final piece of the platform, offering doctors/landlords the opportunity to contribute their clinic properties to the Fund and transition from active to passive ownership without liquidating. 

 

Prior to founding PPA, Colt spent eleven (11) years at Cushman & Wakefield and Grubb & Ellis selling major assets for institutional investors, e.g., RREEF, University of Chicago Endowment Fund, PM Realty Advisors, IBS Realty Advisors, et al. 

 

During the years 1981-1991, Colt was a Principal at Stanhope Advisors, Inc., which he founded, and Managing General Partner of development partnership FCL Properties. During this period FCL developed industrial parks in Elgin and Mundelein in partnership with the University of Chicago Endowment Fund as a partner as well as many other industrial properties. Colt conceived, initiated, and closed a 62-acre land sale with the TCW Land Fund (Purchaser) and Prentiss Properties (Seller) in Vernon Hills, IL as a financing. Colt has also developed the Skil Corporation headquarters financed with an optimized mortgage with amortization options.  During this decade Colt developed the Wholesale Build-To-Suit program which he implemented for developments for James River, Uarco, and Rhone Poulenc-Rorer. 

​​Colt is the Founder of SkyRise Chicago, the Willis (formerly Sears) Tower Stair Climb, benefitting the Rehabilitation Institute of Chicago. Skyrise raises $1,200,000 net for RIC each year.

Joe McWeeney - General Council and Director of Due Diligence

Joe graduated from Marquette University's School of Business Administration and DePaul University School of Law and is a licensed attorney and real estate broker in the state of Illinois.

He has worked at PPA since 2012 providing real estate due diligence and portfolio lease management services to private equity clients. 

Joe manages the real estate due diligence process for PE target acquisitions including: 

In-depth review of leases (abstracts and summaries), property taxes, operating expenses, market analysis (FMR, FMV, neighborhood or local area analysis), zoning and entitlements analysis, and deferred maintenance analysis. 

Joe also manages the creation/negotiation of fair market arm’s length lease (work with relevant parties to identify market terms, draft/negotiate crucial language i.e. change-in-control). 

Joe manages portfolio lease management for PE-owned portfolio companies including: 

Populating (analyze, abstract, and summarize) and managing lease portfolio database using industry-leading lease administration and accounting software (critical dates, tracking expenses, etc.) for reporting (monthly, annual, customized reporting), and lease accounting (transition to new FASB accounting standards) purposes. 

Mining lease documents for risk (i.e. unfavorable default or change-in-control language) and negotiation opportunities (expansion rights, above-market rent) to be negotiated at critical lease juncture (i.e, lease renewal), Comparing operating expense/tax lease language to landlord reconciliation statements to insure proper annual settlement. Negotiating new leases, renewals, and expansions. 

Joe aided in the development and the continuing management of the PPA MOB Fund I, a medical office building fund. 

Eliza Dudek - Director of Asset Management 

Eliza joined PPA in 2007 as Director of Research.  As Director of Asset Management, she is responsible for the asset management of the five (5) medical office buildings in our PPA MOB Fund as well as our 64-acre Ottawa Land Investment.  In addition to asset management, Eliza is an integral part of our real estate due diligence and portfolio lease management teams for both our own investments and for our private equity clients.  

 

Eliza earned a B.A. from the University of Wisconsin-Madison and is a licensed Real Estate Managing Broker in the State of Illinois. 

Daniel Talar - Associate

Daniel is currently pursuing a degree from Marquette University in Finance and Commercial Real Estate and will be graduating in May 2022.

 

He has worked at PPA since 2019 and has assisted in providing real estate due diligence and portfolio lease management support for various projects. In addition, Daniel has worked on various excel projects in context of the PPA MOB Fund I, to analyze existing fund buildings and prospective building acquisitions.

 

Daniel has experience providing managerial support for a portfolio of multi-family buildings and assisting with apartment renovations. He also has experience in the masonry business where he managed workers on job sites, developed marketing materials/plans, and worked on job sites assisting workers with various masonry needs.

Iris Rodriguez - Lease Manager

Iris graduated from DeVry University with a Bachelor of Science degree in Management. 

 

Currently a student at Keller Graduate School of Management, she is pursuing a Master of Business Administration Degree in Business Intelligence and Analytics Management. 

 

Iris has a strong background working in Sales & Marketing in the Hospitality industry.

 

Her past teams have been recognized for Sales Department of the Year within her time at Hyatt Hotels Corporation. With more than 14 years of experience and over 7 years working with C-Level management, Iris looks forward to continue growing her career.

 

Iris has established and maintained great relations with clients throughout her career. She enjoys working with clients cohesively and assuring everyone’s satisfaction from start to finish.

 

Staying organized and working diligently is her forte.
